Baldwin Park Estates is a neighborhood in North Billerica east of Tercentennial Drive and north of Baldwin Road. The "Definitive Plan of Baldwin Park Estates," owned by Carl C. Tirone and his wife and drawn by Emmons, Fleming & Bienvenu, engineers and surveyors, of Billerica, is dated November 1965 and was recorded on March 9, 1966 in two sheets (Plan Book 103, Plan 83). It laid out Russet Road, Blossom Drive and Courtland Lane on land of Theodore and Freida Alberta Parsons, in lots of 30,000 square feet and more.

Content Homes, Inc. continued the development. Its "Casa Bella" plan, dated January 1969 by Emmons, Fleming & Bienvenu, approved on April 1, 1969 and recorded on April 3 (Plan Book 108, Plan 80), laid out thirty-nine lots on Champa Road, Francesca Way, the southern end of Angela Lane and both sides of Tercentennial Drive. Its "Revised Definitive Plan of Section II, Baldwin Park Estates," dated May 1970 and recorded on June 5, 1970 (Plan Book 110, Plan 124), laid out twenty-two lots on the rest of Angela Lane and on Parsons Lane. Most of the houses were built between 1965 and 1972.
